Handing out flyers or posting on Nextdoor is how most home service businesses have always gotten customers. It works for brand awareness, but let’s face it, when a pipe bursts or their AC goes out in July, customers aren’t sitting at home waiting on that flyer to land in their mailbox. They’re freaking out on their phone with a wrench in one hand and googling “emergency plumber near me” with the other. And if your name isn’t popping up in those SERPs, you are delivering that job directly into the hands of your competitors.

Why Search is Better Than ANYTHING Else in Your Marketing Toolbox
I’m not opposed to flyers or billboards. For every dollar I spend, nothing else has done what search does. Here’s why:

Think about it. It’s 2 AM, and someone types in “water heater replacement Round Rock.” They aren’t thinking about a problem 3 months from now. They need help now. They’re JUST deciding who to call.
Versus driving by a billboard and hoping they look up to see it when they need your service. Or flipping through your mail and seeing your ad next to a pizza coupon.
Search finds people the moment they need help. Billboards and flyers interrupt people who aren’t even in the market for your service.
Approximately 46% of all Google searches have local intent. Want more mind-blowing stats? 76% of consumers who search for a local business on their smartphone visit that business within one day. 28% make a purchase right then and there.

OK, let’s talk about those bulk mailer packs. You know the ones where you pay to cram your coupon into an envelope with twelve other businesses and hope like heck nobody just throws the whole thing away. You pay every time you send them out, regardless of whether anyone calls.
SEO is the exact opposite. You pay to build up your website, and then it earns you money indefinitely. Something I write for a client this month (say, a new service page) can continue to bring in calls two years from now without me ever touching it again. Turn Your Google Business Profile Into a 24/7 Billboard
Your Google Business Profile (GBP) is by far the most important free marketing tool you have, period. And most contractors treat it like something they create once and never touch again.
Select Your Category Carefully
The single biggest lever in local SEO is picking the right category. Google uses that primary category to determine which searches you’ll show up for. Are you a garage door company with “contractor” as your primary category instead of “garage door supplier”? You’ve essentially made yourself invisible to people searching for someone to fix their garage door.
Fill Out Every Box (literally)
So from there, you should fill out EVERYTHING: services, service areas, hours, attributes, and a real description. Every single box you check off, and field you fill out is another signal you’re sending to Google that you want to be matched with the right searcher.
Pick Your Service Area
Distance plays a large role in local search. Google wants to provide users with local businesses near them. You can’t change where you’re located, but you can make it crystal clear where you DO serve. Create dedicated pages for each service area, reviews that mention cities within your service area, and jobsite photos from actual neighborhoods you service.
If you DO NOT have a brick-and-mortar building with a sign that is visible from the street (i.e., you operate out of your home or a dispatch vehicle), you will want to hide your address in Google Business Profile and set a service area radius instead. Failure to do this is one sure-fire way to have your profile unknowingly suspended by Google within 7 days.
Photos Can Help with Rankings, Too
No stock photos. Homeowners can spot a generic stock image from a mile away. Google can see more than a pretty picture. It examines its metadata and visuals to ensure that you’re a real business and that you are actually operating from a real location. Think wrapped trucks, photos of your crew, and real jobsite photos. Real photos build trust with homeowners and the algorithm alike.
Why Citations are More Important Than Most Think
A citation is just your business name, address, and phone number (NAP) published everywhere online (think directory or industry websites). It’s boring. That’s why most people ignore it. When your NAP is identical across hundreds of websites, Google cross-references that information to confirm you are a legitimate business. But if Google finds five different addresses or phone numbers from two years ago, it gets confused and will tank your rankings. Citations create trust in Google’s eyes.
Keywords That Actually Convert Locally
You want to rank for terms that have high purchase intent. And there’s no doubt local searches have high buyer intent when they use geo-targeted keywords. “[service] + [city]” “Pool cleaning Lakeway” “Gutter repair Amarillo” “Tree trimming Westlake”. When a person searches for these phrases, they are telling Google two very important things: What they want done and where they want that work done.
The reason I see so many clients struggle is because they want to rank for broad terms like “pool service” and overlook the 30-50 long-tail local keywords that are highly searchable and will actually bring them customers. I like to describe the difference to clients like this:

Your Website Is More Than a Fancy Brochure
I’ve seen pretty, custom-made websites that perform terribly in search. Why? Because Google doesn’t care how pretty your site is if they cannot easily figure out what you do and where you do it within 3 seconds.
Website Speed & Mobile UX Are Not “Technical Stuff” Anymore
Don’t mistake site speed and mobile user experience as chores to hand off to a developer. Treat them as conversion unicorns.
53% of mobile consumers will leave your site if it doesn’t load within 3 seconds. During an urgent home service emergency, every millisecond your site slows down is another lead lost to your competition.
Schema Is About Communication, Not Cleverness
Schema markup is literally just lines of code on your website that provide search engines with facts about your business: name, address, hours, services, reviews, and more. This matters because search is evolving into AI-driven answers (think Google Gemini or ChatGPT snippets). And AI relies on factual evidence. If a user searches “Is ABC Plumbing open now, and do they repair water heaters?” Your schema markup code gives the AI model the “YES” it needs to choose you over your competition.
Content Marketing Works Even When You’re Asleep
Content is how you acquire new leads you wouldn’t have otherwise. And content continues to WORK FOR you, long after you’ve created it. But you can do content the RIGHT way, or you can waste your time doing content the WRONG way.
Service Pages vs. Location Pages
It’s incredibly common for a business to group all its services onto one single page. Drain cleaning services. Water heater services. Repiping services. Slab leak services. All on one page.Makes sense, right? But for Google, a page that talks about drains, water heaters, and slab leaks all at once gets confusing. If Google doesn’t know the primary focus, it won’t rank it well. Each service should have its own service-specific page that goes in-depth on that service.
Contractors also vastly overpromise on their service areas. They create a single “Areas We Serve” page listing every town and city they’d drive to under PERFECT conditions. Google can tell when a page is just a hollow list of zip codes, and it will pass right over it in favor of a competitor who actually proves they work in that specific neighborhood. Create dedicated city pages for the cities you do serve. And show proof worked in those cities: projects you’ve completed there, Google reviews from customers in that city, even references to your work in that city.
Blogging For Humans (Not AI)
The best blog content anticipates your customer’s questions. “Why does my water heater leak from the bottom?” “Can I use my AC if it’s frozen?” “Why won’t my garage door close all the way?”
Give that panicked homeowner clear, helpful answers, and two things happen. First, you catch them RIGHT when they realize they need a professional. Second, you position yourself as THE person who knows what they’re talking about. Write in a helpful, relatable way, and the rankings will follow. SEO content sounds robotic and is sloppy. Robots won’t call you!
Real Reviews by Real People
Google reviews are valuable for two reasons. One: they’re social proof for the homeowner doing their research. Two: they’re a ranking factor.
When you request reviews from customers (which you should be doing after every successful job), ask them to be specific about what you did for them and where. “Great service!” is awesome. “Installed our pool pump in Steiner Ranch and had it done same day!” is even better, because it naturally targets the ideal keywords you want to rank for. Guide your customers. Don’t dictate what they say.
A Realistic SEO Timeline
Let’s talk timelines. I hate unrealistic expectations. SEO is not a commercial you turn on and get calls immediately. It’s an asset you build up over time, and it compounds over time.
Months 0-3: Fixing the Foundation
This phase isn’t sexy. We’ll be cleaning up your NAP, choosing your main GBP category, fixing technical issues, and building out your foundational pages. During this time, you probably won’t see a ton of calls yet, and that’s okay! A lot is going on behind the scenes. You will see your rankings rise before your search traffic takes off.
Months 4-6: Build Trust, and Your Phone Will Begin Ringing
This is the fun part. It’s been a few months since you started optimizing, Google has started to trust your signals, and your rankings are increasing for the searches that matter to you. Now the phone starts ringing with leads that are ready to book! Things are starting to pick up.
Months 7-12: The Compounding Effect
This is where the flywheel really starts spinning. Pages you built months ago are now ranking, your reviews are compounding, your local authority is building up, and your lead generation is compounding. Leads come in consistently, your cost per lead decreases, and the machine starts running on autopilot.
Here’s what happened when I worked with Two Brothers Garage Doors. We set the foundation, amplified their local signals, and within months, their organic traffic spiked by over 300%.

Why firing your agency at month 4 or 5 is the worst thing you can do
This is the worst thing a client can do. They get impatient at month four or five (right when all of the laying groundwork is about to start paying off) and decide to cancel. They walk away the month before momentum compounds and then say “SEO doesn’t work”. The marketing worked; it was just turned off right before the finish line. Local SEO Mistakes that slowly drain your profits
The leaks you don’t notice.
- Vanity rankings over calls: Ranking #1 for a keyword nobody searches won’t get you $1. Only optimize for high-intent keywords that make your phone ring.
- Ghosting your Google Business Profile: Neglecting your GBP by not posting new photos, responding to reviews, or keeping updated hours tells Google you might as well be closed. Keep up with Google Business Profile maintenance.
- Writing for robots: Writing bland, useless blog posts to meet a weekly quota isn’t doing anyone any favors. If it doesn’t answer a question, keeping your customers up at 2 AM, don’t publish it.
- Sloppy NAP data: Inconsistent Name, Address, and Phone number across the internet ruins trust with Google. Keep your NAP consistent.
Measure What Drives Revenue, Not Vanity Metrics
Your monthly report shouldn’t be a 50-page PDF designed to confuse you. Ask yourself a few frank questions when creating your report:
- Pick Software You Won’t Need a PHD to Understand: Do yourself a favor and don’t buy the whole enterprise marketing software stack. Your Google Business Profile includes insights that track how people find and contact you. Google Analytics and Search Console (both free!) track what people searched for before they visited you and what they did afterward. Add call-tracking software like Callrail that connects your phone calls back to the original search term that generated them.
- Tracking Leads vs. Spam: One of my pet peeves with many reports I see is treating every single call or form fill as a “lead”. They aren’t all leads. Some of them are going to be spam, wrong numbers, or companies trying to sell you stuff. Real leads are jobs booked. I’d much rather report we created eight real leads than forty “leads” that were 90% junk.
- The Monthly Report: Once a month, you should ask yourself a few questions: How many leads did we get? How much did they cost? What cities and services produced the most? Are we trending in the right direction? Use your monthly report to discuss “Is this working and making me money?” instead of getting lost in a hundred charts.
DIY SEO vs Hiring An SEO Expert
Ok, so I don’t want to sit here and act like everyone needs someone. Let’s look at BOTH sides.
DIY: WHEN IT CAN MAKE SENSE
Suppose you are brand new to this. You have ABSOLUTELY ZERO budget, but you do have some hours you can put into learning, then yes, you can DIY the basics. First, claim & fill out your GBP info. Get Reviews. Clean up your NAP. Write informational pages about your services and the cities you plan to target. Just that alone will put you WAY ahead of most businesses, and it will cost you $0.
PROFESSIONAL SEO: WHEN IT’S TIME TO HIRE AN EXPERT
When that DIY stuff starts taking time away from driving to jobs and growing your business, or you find yourself in a competitive industry getting crushed by the guys who obviously outsource, that’s your cue. Simple math here. If someone can help you book more jobs than you’re paying them, then “saving money” by doing it yourself is actually LOSING you money. There will come a time when your hours are more valuable on a jobsite than they are searching for keywords.

Reputable partners want to be flexible with their contracts because they know their track record will keep you happy and around for years.
- They Track Phone Calls, Not Just “Rankings”: A shady SEO company will brag about how many keywords they can rank you for that won’t bring you ANY business. A reputable partner cares about ONE thing: making your phone ring with real job inquiries.
- 100% Transparency on Strategy and Timelines: While a quality SEO campaign will take time, your partner should be upfront about what to expect and when. They should be able to explain their strategy in terms you can understand, rather than trying to confuse you with technical buzzwords when things aren’t going well.
- They Don’t Shy Away from Letting You Talk to Current Clients: Any SEO agency can slap fake testimonials on its website. A credible agency that knows it produces results and will be more than happy to have you speak with their current clients.
